Preparing your home for a private viewing is essential. These are the things you should focus on...

Looking to sell your home, but don't know where to start getting it ready to show?  There are three simple steps (and one bonus requirement) to get you started so read ahead!


Clean up and Declutter

First impression is everything! Clean up your home and make it spotless. Even if your home has every feature they are looking for, clutter and lack of cleanliness can distract them from seeing the reasons they need to buy your home.  Go through your home through the lens of a buyer and remove or clean anything that jumps out at you.  Too many items around the fireplace or bed, remove them.  Haven't dusted those blinds in a while?  Take care of it.  You want them to come in and see what they are looking for, not mess and clutter.


Organize everything, including closets

Don’t forget to check inside your closets and other hidden places. They will want to see everything. They will open the bathroom closet and they will walk into your closet.  Sometimes they even look under the bed.  So, call that friend who loves to organize or put on your own organizing cap and get to work!


Make Your Home Inviting and Depersonalize

Buyers want to walk into a home and imagine it as theirs!  They need to be able to see themselves living in the home for them to feel the connection and want to buy.  So, remove the family pictures, signs with your name, and trophies from your child's sports events.  Take away those throw blankets and pillows with your grandchildren's faces on them and instead replace with neutral items that won't make buyers feel as if they are in someone else's home (even if they are!).  Ask your agent to go through the home and give you tips for making sure you home is ready for buyers to come in and love it!


Pets
Ask a friend to take care of your pet during the viewing or take them yourself.  Locking them on the back porch only makes that area inaccessible for the buyers and that leaves a sour taste in their mouths when they think of your home.
